The affordability of a starter home and the ability to buy it sooner due to a lower down payment is the main appeal of a starter home. You also don’t necessarily have to sell your started home once you’re ready to move. You can rent it out as a passive stream of income.

The typical U.S. home buyer spends 7 years saving for a down payment. That’s a long time to wait to purchase a home – especially because life gets more expensive and rents rise annually.

When you’re ready to buy, you should be able to buy. Special programs designed for first-time buyers – including first-time home buyer grants – can help you achieve your dream of homeownership sooner.

A first-time home buyer grant is a specific grant type designed to create new homeowners nationwide. Governments award grants on the local, state, and federal level; and charitable and housing foundations nationwide.

Grants don’t require repayment because the grant recipient performs a public good. For first-time home buyers, that public good is homeownership.

Rather than rushing to buy, keep a cool head with your long-term financial goals firmly in mind! Get pre-approved and stay within your budget.

You might be stressed by the approach of your closing day. This is when you’ll sign the key documents that transfer ownership of your new home to you. You’ll also pay for your closing costs, lending fees and any taxes that are due. With all this happening, it’s normal to be nervous as your mortgage closing draws near.

But you can eliminate much of this stress by knowing exactly what you need to bring to the closing table to ensure that the final steps of your home purchase bring no unpleasant surprises.

Here is a quick checklist of what you should bring with you to closing day.

Federal Housing Administration (FHA) loans have been around since 1934 and are meant to help first-time homebuyers. The FHA insures the loan, making it easier for lenders to offer the homebuyer a better deal, including a lower down payment (as low as 3.5% of the purchase price), low closing costs, and easier credit qualifying.

Pay close attention to “closing costs,” because those are the expenses beyond that of the actual price of the home. They can include agent fees, taxes, and other expenditures, and both the buyer and seller can contribute to those costs to ensure completion of the sale. This is among the most common terms for selling your home.
