When you stage your home you are showcasing to your buyers that your home is move-in ready. When buyers walk into a clean, depersonalized space it helps them to envision themselves in your home, which allows them to create an emotional connection. When a home is unclean and unstaged, it can be hard for a buyer to imagine themselves in your home.
➡️ Use these tips to help create a welcoming space to invite potential buyers into your home. Is there anything else I am missing that you feel like is important when touring homes as a buyer? Comment below!

Happy July! Here are my favorite things to do when starting a new month
➡️ Write down your goals
What goals do you have this month that can help you achieve your long term goals?
➡️ Plan your month out
What do you want your month to look like?
➡️ Make time to reflect
What went well? What am I proud of? What can I improve on?

Did you know?
➡️ 60% of homebuyers in 2023 are married couples
Why is this important? When selling your home it’s important to factor in WHO your target buyers may be.

Prior to buying a home:
➡️ Find a trusted agent
➡️ Check your credit score
➡️ Save, Save, Save
➡️ Determine your Budget

➡️ Home Equity
You can figure out how much equity you have in your home by subtracting the amount you owe on all loans secured by your house from its appraised value. This includes your primary mortgage as well as any home equity loans or unpaid balances on home equity lines of credit.

Landscaping not only increases curb appeal, but can give real estate properties a 15 percent increase in value, says a Virginia Tech study. The study discovered that the perceived value of a home is affected by plant size, type, and design in landscaping. A review of research by Virginia Tech Horticulturist Alex Niemiera found that a well landscaped home had a significant price advantage over a home with no landscaping. That advantage ranged from 5.5 percent to 12.7 percent. That translates into an extra $16,500 to $38,100 in value on a $300,000 home.

House Hunting Checklist!
What do you need prior to finding your dream home?
➡️ Preapproval Letter
➡️ Homebuying Wish List
➡️ Online House Hunting Apps
➡️ A Real Estate Agent
➡️ List of Home Warranty Companies
➡️ An Open Mind

What are the top three things you should look for in your new home?
➡️ Location, location, location! The location of your home is one thing you can’t change. Is your home in your ideal neighborhood, close to family, and a good commute to your job? These are things you must consider before taking the plunge on a new home.
➡️ The home’s curb appeal. The curb appeal is how your home is presented from the streets by your neighbors, guests and of course you. Does your home reflect your lifestyle? Is the exterior and roof in good condition? These are things to consider before making an offer.
➡️ Closets and storage. This may seem so minimal, but as your family grows space and storage becomes an important detail. Does your potential home have closets and storage for kids toys, sports equipment, home decor, lawn equipment?

Trending Hashtags

Real estate hashtags are words or phrases preceded by a # sign, which social media sites like Instagram, Facebook, and Twitter use to categorize posts into separate topics. Hashtags can help you increase your reach on social media and grow your audience.

Since hashtags are an effective way to expand your reach on social media, you may be tempted to cram your posts full of them. This is not recommended.

Social media sites are clever enough to tell when someone is using hashtags to improve their post, and when people are simply spamming the site. You might not get your post flagged or removed for having too many hashtags, but at a certain point the social media platforms will simply ignore them.

I believe that every design is personal. The connection we have with clients determines how the projects will look at the end of the design process. We must understand the clients and bond with them, be a part of their dream. Their dream is our dream.
