Tips for moving out of state:
It’s important to check the cost of living in your new location.
You’ll need to know just how much more (or less!) your new life will cost when you’re moving out of state. You can use a cost of living calculator to check out differences in housing, transportation, food, clothes, etc. Remember to check up on state taxes, too.

Winter home maintenance tips:

1. Fill gaps around windows and doors with caulk or install weatherstripping around edges of doors and windows to create a tight seal.

2. Hire a professional to do a chimney sweep as well as clean and inspect your fireplace and chimney.

3. Make sure your gutters and downspouts are cleared of leaves, sticks and other debris.

4. Winter can be hard on patio furniture. Wicker, plastic, resin and wood furniture should be cleaned and stored indoors for the winter.

Only heat the rooms you use. Why waste heat and hard-earned utility money on rooms you’re never in? If you only frequent the kitchen for a snack, don’t bother heating it. The same goes for storage areas, extra bedrooms, and any rooms you’re not using. Closing off vents and sealing them helps redirect the heat and reduce your utility bills.

Wondering how the value of your home is estimated?

Neighborhood Comps:
One of the best indicators of your home’s value is the sale prices of similar homes in your neighborhood that have sold recently.

Location:
Appraisers determine how much value to assign based on the location of the house, they’re looking at three primary indicators, the quality of local schools, employment opportunities, proximity to shopping, entertainment, and recreational centers.

Home size and Usable Space:
The value of a home is roughly estimated in price per square foot, the sales price divided by the square footage of the home. But this only includes usable space,

The first sign is also one of the most straightforward. If you are feeling cramped in your starter home or have noticed that you don’t have enough storage for your belongings you might be outgrowing your home.

Utilize property managers/ leasing agents. The best property managers have an in-depth knowledge of the local rental market and may already have a waiting list of tenants that are ready, willing, and qualified to rent.

Open house touring pro tip!

When you buy a home, you’re also buying neighbors too. Look carefully at the people you might be living next to, this includes any homes that border the backyard as well.

The theme of incorporating nature in interior elements will continue to be prevalent in finishes and fittings in 2023. Colors inspired by nature, like softer greens and blues will take precedent over bright and bold colors.

Fair market value encompasses what your home looks like to prospective buyers compared to other homes in the area. It considers the sale price of a home that’s similar to yours (same number of bedrooms and bathrooms, square footage or outdoor space).

Tips for getting a Mortgage while Self Employed:

Make your loan process easier by gathering your documents ahead of time.
You can usually expect to need 12 to 24 months of bank account statements (business and personal) and, potentially, a profit and loss statement for your business. If you have any 1099s from contracting work, your lender may want copies.

Keep Business Expenses Separate. If you charge business purchases, such as a new computer or office supplies, to your personal card, you’ll increase your credit utilization. This could have a negative effect on your application. Keep your business and personal expenses separate by giving them their own accounts and credit cards.

Check Your Debt-To-Income Ratio. Your debt-to-income ratio, or DTI, is the percentage of your gross monthly income that goes toward paying your monthly debts. Lenders pay attention to it because you’re a less risky borrower when your DTI is low. That means you have more budget for a mortgage payment.

How to negotiate the home inspection: Prioritize repairs by cost and severity. A home inspection report will reveal issues both large and small. Critical issues such as faulty wiring or a leaky roof should take priority over minor issues. Make a list of the things you consider “dealbreakers”, things that would make you walk away from the deal if they aren’t fixed or otherwise compensated for.

A mortgage refinance replaces your current home loan with a new one. Often people refinance to reduce the interest rate, cut monthly payments or tap into their home’s equity. Others refinance a home to pay off the loan faster, get rid of FHA mortgage insurance or switch from an adjustable-rate to a fixed-rate loan.

No matter what type of mortgage you have, your home’s equity plays a big role in your ability to refinance. Lenders will look at your home’s equity and loan-to-value (LTV) ratio to determine if you’re eligible for mortgage refinancing.

Is this neighborhood right for you?

Here are a few things to consider when buying a home (and for you when you look to sell that home).

The safety of a neighborhood is a very important factor when looking to buy a house, especially if you have children.

Food, medications, and toiletries are necessities for daily life. If convenience is important to you, you may want to consider choosing a location that’s close to where you will be running a majority of your errands.

Whether you’re planning to have kids in the near future, or you have kids, finding a well-performing school district is something many families prioritize when looking for the right location to live.

When you apply for a mortgage, a lender considers your debt-to-income ratio, or DTI, as a critical evaluation point.

Your DTI lets lenders know how much debt you have compared to your income, which helps them determine whether you’re financially secure enough to add a mortgage to your monthly debt payments. You could have a good credit score, stable earnings and pay your bills on time, but if monthly debt payments eat up too much of your income, a lender might consider you too much of a risk to take on a mortgage.

An offer to purchase a property can be rescinded or withdrawn at any time before it is accepted. For a rescission to be effective it must be given as a notice in writing and received by the other party.

Adding cozy blankets and holiday pillows with pops of gold, green, red, or any other fun holiday colors is a great way to give your home a festive flare. To save money, think about buying pillow covers to go over your current ones or buy Christmas fabric to use as decorative blankets.

Affordable alternatives to full on home makeovers!

Looking for a new home can be exciting and tiresome at the same time. There’s quite a bit involved in the process, and getting through it all can take time and patience. According to Zillow, it takes about four months to find the perfect home, and that does not include the additional weeks it takes to close on a deal.

Ready to start the search? I can make the process less stressful by providing guidance every step of the way.

Here is a fun Holiday decor idea! Create a Hot Chocolate Bar. Creating a quick and easy hot chocolate bar is a great way to make your home instantly ready for a holiday party. This doesn’t have to cost a lot of money and you can just use things you already have like coffee cups, straws, hot chocolate, marshmallows, and other utensils.

Trending Hashtags

Real estate hashtags are words or phrases preceded by a # sign, which social media sites like Instagram, Facebook, and Twitter use to categorize posts into separate topics. Hashtags can help you increase your reach on social media and grow your audience.

Since hashtags are an effective way to expand your reach on social media, you may be tempted to cram your posts full of them. This is not recommended.

Social media sites are clever enough to tell when someone is using hashtags to improve their post, and when people are simply spamming the site. You might not get your post flagged or removed for having too many hashtags, but at a certain point the social media platforms will simply ignore them.
